How to Rent a House in Pakistan

Renting a house in Pakistan is usually a sequence of practical steps: decide what you need, search, visit the property, agree rent and a deposit, and put those terms in writing. People still rent on a handshake in some places. A written record is safer for both tenant and landlord.
This guide covers the process from first search to moving in. Use it as a checklist, then read the actual agreement in front of you.
1. Decide what you need
Start with the city and the kind of neighbourhood you can live in day to day — commute, schools if you have children, markets, and whether you need a quieter street or a busier one. Then choose the property type:
- House — a self-contained home, often with a gate or small lawn. Size is commonly described in marla or kanal in Punjab and Islamabad.
- Flat / apartment — a unit in a building. In everyday search language in Pakistan, “flat” is the word most people use.
- Portion — part of a house, often an upper or lower floor with its own entrance. Portions are common for smaller households.
Also decide bedrooms, whether you need it furnished or unfurnished, and any constraints the advertiser has already stated — many listings say family or bachelor only. Matching those filters early saves wasted visits.
2. Set your rental budget
Monthly rent is only part of the cost. Before you start viewing, add up:
- monthly rent
- security deposit (refundable in most agreements, subject to the written terms)
- any advance rent the landlord is asking for
- electricity, gas and water — especially if meters are separate
- society or maintenance charges, generator or UPS sharing, and internet if they apply
- moving costs
There is no single “typical” rent or deposit that applies across Pakistan. Amounts vary by city, area, size and how the parties negotiate. Do not rely on a verbal figure. Whatever you agree should appear in the rent agreement and on a receipt.
3. Search for a property
Search by city, area, property type, bedrooms and budget. On Apna Ghar you can browse homes for rent across Pakistan, including current listings in Lahore, Peshawar, Faisalabad and Multan.
Treat photos and asking rent as a starting point. Confirm that the listing is still available before you travel, and be cautious of a price that is far below similar homes in the same area.
4. Check the location
Visit at a time you would actually live there, not only at noon. Walk the approach road. Notice parking, lighting, drainage after rain if you can, and how you would get to work, school or a market without a car.
Useful questions while you are there:
- How long is the commute at rush hour?
- Are schools, shops and a medical clinic close enough for your household?
- Is public transport or a ride-hailing pickup practical?
- Do neighbours or a society have rules about visitors, parking or who may live there?
- What is the water, electricity and gas situation on a normal day?
Suitability is personal. An area that works for one household may not work for another. Do not take “best area” claims at face value — check it yourself.
5. Inspect the property before agreeing
Walk through every room, including the roof, stairs, kitchen, bathrooms and any store or garage. Open taps, switches and windows. If the home is furnished, test the appliances that are meant to stay.
Check at least:
- walls, ceilings and signs of damp or leaks
- plumbing, drainage and water pressure
- electricity, wiring and the consumer unit / meter
- water tank, motor and bore (if there is one)
- gas connection or cylinder arrangement, where used
- doors, windows, locks and grills
- kitchen fixtures and, if furnished, fridge, stove, AC or geyser
- parking and the condition of the drive or porch
- existing cracks, stains, broken tiles or missing fittings
Photograph or film anything already damaged. It is much harder to argue about later if there is no record from the day you took the keys.
6. Verify the landlord or authorised representative
Confirm who is actually allowed to rent the property. The person showing it may be the owner, a relative, a dealer, or a current tenant. Ask whose name is on the title or allotment, and ask to see identification.
If you are dealing with someone other than the owner, ask how they are authorised to collect rent or a deposit. A listing on a website is not proof of ownership. Meet at the property if you can, tell someone where you are going, and do not transfer a large amount to an unknown personal account solely because the advert looks professional. 7. Understand rent, deposit and other costs
Before you pay, both sides should be clear on:
- monthly rent, due date and how it will be paid
- security deposit: the amount, when it is paid, and the conditions for return
- any advance rent
- who pays electricity, gas, water, internet and society charges
- who handles repairs versus day-to-day upkeep
- any other charge you are expected to pay
Landlords commonly ask for a security deposit. In practice the amount is negotiated and varies by city, property and bargaining position. This guide does not state a nationwide legal limit, because provincial rules and ordinary practice are not the same everywhere. Get a signed receipt for every payment, and keep bank transfer records if you pay that way.
8. Read the rent agreement carefully
A written rent agreement (often called a tenancy agreement or kirayanama) should record the deal you actually made. Verbal tenancies still happen; they are harder to prove if something goes wrong.
Requirements are not identical across Pakistan. In Punjab, the Punjab Rented Premises Act 2009 says a landlord should not let a premises except by a tenancy agreement, and should present that agreement before the Rent Registrar. In Islamabad, the Islamabad Rent Restriction Ordinance 2001, as amended in 2021, requires a written tenancy agreement presented to the Controller within thirty days of signing. Other provinces have their own rented-premises laws. Do not assume a Punjab or Islamabad rule applies where you are renting. Ask locally, or take advice, if you need a formal requirement confirmed.
As a practical matter, the agreement should clearly state:
- names and CNIC details of landlord and tenant
- the property (address and a short description)
- monthly rent, due date and method of payment
- security deposit, advance rent or any other lump sum, if there is one
- duration of the tenancy
- who pays utilities and who is responsible for which repairs
- how the tenancy can be ended, including any notice the parties have agreed
In Punjab, the 2009 Act also lists, as far as possible, the rate of any rent increase, the landlord’s bank account if rent is paid through a bank, the purpose of the letting, and any pagri. Those details are useful to spell out even where a different law applies. Stamp paper or e-stamp is commonly used; the fee depends on province and the document, so check the current local rate rather than copying an old figure.
Read every clause before you sign. If a term is unclear — especially lock-in, deductions from the deposit, or who pays for a major repair — ask for it to be written in plain language. Keep your own original or a certified copy.
9. Record the property’s condition
On handover, make a simple record that both sides can keep:
- photos or a short video of each room, with the date visible where practical
- electricity, gas and water meter readings
- a list of included items if the house is furnished or semi-furnished
- a written note of existing damage, missing fittings or stains
If the landlord will sign that note, better. If not, still keep your own dated copy. This is the fairest way to separate ordinary wear from damage when the deposit is discussed later.
10. Before moving in
- You have keys, remotes and any society access you were promised.
- Meters have been read and, if bills will be in your name, the changeover is understood.
- You have a signed agreement and receipts for rent and deposit already paid.
- You know who to call for water, electricity, gas and building or society issues.
- Any remaining work the landlord agreed to do is written down with a date.
Rental checklist
- Decide city, area, type (house, flat or portion), bedrooms and furnished or unfurnished.
- Set a budget that includes rent, deposit, utilities, charges and moving.
- Search, then confirm the listing is still available before you travel.
- Visit the area and the property; inspect water, power, gas, leaks and existing damage.
- Confirm who is authorised to rent it; do not pay a large sum on a listing alone.
- Agree rent, payment date, deposit, utilities and repairs in writing.
- Read the rent agreement; keep a copy. Confirm any local registration or stamp step that applies.
- Photograph the condition, record meter readings and list included items.
- Collect keys, receipts and emergency contacts before you move in.
When you are ready to look, search current rental listings. If something about a listing feels wrong, read the safety checks before you pay.
پاکستان میں گھر کرائے پر لینے کا طریقہ
پاکستان میں گھر کرایہ پر لینا عام طور پر چند عملی مراحل سے ہوتا ہے: ضرورت طے کریں، تلاش کریں، پراپرٹی دیکھیں، کرایہ اور ڈپازٹ پر اتفاق کریں، اور یہ باتیں لکھ کر رکھیں۔ کچھ جگہوں پر اب بھی زبانی سمجھوتے پر کرایہ چلتا ہے۔ مالک مکان اور کرایہ دار دونوں کے لیے لکھا ہوا ریکارڈ زیادہ محفوظ ہے۔

۱۔ اپنی ضرورت طے کریں
پہلے شہر اور وہ علاقہ سوچیں جہاں روزمرہ رہنا آسان ہو — دفتر کا فاصلہ، بچوں کا اسکول، بازار، اور یہ کہ پرسکون گلی چاہیے یا مصروف جگہ۔ پھر پراپرٹی کی قسم طے کریں:
- مکان / گھر — الگ گھر، اکثر گیٹ یا چھوٹا لان ہوتا ہے۔ پنجاب اور اسلام آباد میں سائز عام طور پر مرلہ یا کنال میں بتایا جاتا ہے۔
- فلیٹ — عمارت میں ایک یونٹ۔ پاکستان میں روزمرہ تلاش میں زیادہ تر لوگ "فلیٹ" ہی کہتے ہیں (اپارٹمنٹ بھی اسی معنی میں آتا ہے)۔
- پورشن — گھر کا حصہ، اکثر بالائی یا نچلی منزل، الگ داخلے کے ساتھ۔ چھوٹے گھرانوں کے لیے عام ہے۔
کمرے، فرنشڈ یا انفرنشڈ، اور اشتہار میں لکھی پابندیاں بھی دیکھیں — بہت سے اشتہار صرف خاندان یا صرف بیچلر کے لیے ہوتے ہیں۔ شروع میں یہ فلٹر ملانا بے کار دوروں سے بچاتا ہے۔
۲۔ کرایہ کا بجٹ بنائیں
ماہانہ کرایہ پوری لاگت نہیں۔ دیکھنے سے پہلے یہ جوڑیں:
- ماہانہ کرایہ
- سیکیورٹی ڈپازٹ (زیادہ تر معاہدوں میں واپسی کے قابل، لکھی ہوئی شرائط کے مطابق)
- اگر مالک مکان پیشگی کرایہ مانگ رہا ہو
- بجلی، گیس اور پانی — خاص طور پر اگر میٹر الگ ہوں
- سوسائٹی یا مینٹیننس چارجز، جنریٹر یا یو پی ایس، اور انٹرنیٹ اگر لاگو ہوں
- منتقلی کا خرچ
پورے پاکستان کے لیے کوئی ایک "عام" کرایہ یا ڈپازٹ نہیں۔ شہر، علاقہ، سائز اور بات چیت کے مطابق رقم بدل جاتی ہے۔ زبانی بات پر بھروسہ نہ کریں۔ جو طے ہو، وہ کرایہ نامہ اور رسید میں لکھا ہونا چاہیے۔
۳۔ پراپرٹی تلاش کریں
شہر، علاقہ، قسم، کمرے اور بجٹ سے تلاش کریں۔ اپنا گھر پر آپ پاکستان بھر میں کرایہ کے گھر دیکھ سکتے ہیں، بشمول لاہور، پشاور، فیصل آباد اور ملتان کی موجودہ فہرستیں۔
تصاویر اور پوچھا گیا کرایہ صرف آغاز سمجھیں۔ جانے سے پہلے تصدیق کر لیں کہ جگہ اب بھی خالی ہے، اور اگر قیمت اسی علاقے کے ملتے جلتے گھروں سے بہت کم ہو تو احتیاط کریں۔
۴۔ مقام چیک کریں
ایسے وقت جائیں جب آپ واقعی وہاں رہیں گے، صرف دوپہر نہیں۔ راستہ پیدل دیکھیں۔ پارکنگ، روشنی، بارش کے بعد نالی اگر ممکن ہو، اور یہ کہ گاڑی کے بغیر دفتر، اسکول یا بازار کیسے جائیں گے۔
وہاں یہ سوالات مفید ہیں:
- رش کے وقت سفر کتنا لگتا ہے؟
- اسکول، دوکانیں اور بنیادی طبی سہولت گھر کے لیے کافی قریب ہیں؟
- عوامی ٹرانسپورٹ یا رائیڈ ہیلنگ سے آنا جانا عملی ہے؟
- پڑوسیوں یا سوسائٹی کے مہمان، پارکنگ یا رہائش کے قواعد کیا ہیں؟
- عام دن میں پانی، بجلی اور گیس کی صورتحال کیا ہے؟
موزونیت ہر گھر کی اپنی ہے۔ جو علاقہ ایک گھرانے کے لیے ٹھیک ہے، دوسرے کے لیے نہیں ہو سکتا۔ "بہترین علاقہ" کے دعووں پر آنکھ بند کر کے یقین نہ کریں — خود دیکھیں۔
۵۔ اتفاق سے پہلے پراپرٹی کا معائنہ کریں
ہر کمرہ گھوم کر دیکھیں، بشمول چھت، سیڑھیاں، باورچی خانہ، غسل خانے اور کوئی سٹور یا گیراج۔ نل، سوئچ اور کھڑکیاں کھولیں۔ اگر گھر فرنشڈ ہے تو وہ سامان چیک کریں جو رہنا ہے۔
کم از کم یہ دیکھیں:
- دیواریں، چھتیں، نمی یا رساؤ کے آثار
- پلمبنگ، نالی اور پانی کا پریشر
- بجلی کی وائرنگ اور میٹر / بورڈ
- پانی کی ٹنکی، موٹر اور بور (اگر ہو)
- گیس کا کنکشن یا سلنڈر، جہاں استعمال ہوتا ہو
- دروازے، کھڑکیاں، تالے اور گرل
- کچن کی فٹنگز، اور فرنشڈ ہونے پر فریج، چولہا، اے سی یا گیزر
- پارکنگ اور پوچ یا ڈرائیو کی حالت
- پہلے سے موجود دراڑیں، داغ، ٹوٹی ٹائلیں یا گم فٹنگز
جو چیز پہلے سے خراب ہو اس کی تصویر یا ویڈیو بنا لیں۔ چابیاں لینے کے دن کا ریکارڈ نہ ہو تو بعد میں بات کرنا مشکل ہو جاتا ہے۔
۶۔ مالک مکان یا مجاز نمائندے کی تصدیق کریں
یہ واضح کریں کہ پراپرٹی کرایہ پر دینے کا حق کسے ہے۔ دکھانے والا مالک، رشتہ دار، ڈیلر یا موجودہ کرایہ دار ہو سکتا ہے۔ پوچھیں کہ ٹائٹل یا الاٹمنٹ کس کے نام ہے، اور شناخت دیکھنے کو کہیں۔
اگر مالک کے علاوہ کسی اور سے بات ہو رہی ہو تو پوچھیں کہ کرایہ یا ڈپازٹ وصول کرنے کی اجازت کیسے ملی۔ ویب سائٹ کا اشتہار ملکیت کا ثبوت نہیں۔ ممکن ہو تو پراپرٹی پر ملیں، کسی کو بتائیں کہ کہاں جا رہے ہیں، اور صرف اس لیے بڑی رقم نامعلوم ذاتی اکاؤنٹ میں نہ بھیجیں کہ اشتہار پیشہ ورانہ لگتا ہے۔ اپنا گھر کی حفاظتی ہدایات یہی باتیں مختصر میں بیان کرتی ہیں۔
۷۔ کرایہ، ڈپازٹ اور دیگر اخراجات سمجھیں
پیسے دینے سے پہلے دونوں فریق ان باتوں پر واضح ہوں:
- ماہانہ کرایہ، ادا کرنے کی تاریخ اور طریقہ
- سیکیورٹی ڈپازٹ: رقم، کب دی جائے گی، اور واپسی کی شرائط
- کوئی پیشگی کرایہ
- بجلی، گیس، پانی، انٹرنیٹ اور سوسائٹی چارجز کون بھرتا ہے
- مرمت کس کی ذمہ داری ہے اور روزمرہ دیکھ بھال کس کی
- کوئی اور چارج جو آپ سے لیا جانا ہے
مالک مکان عام طور پر سیکیورٹی ڈپازٹ مانگتے ہیں۔ عملی طور پر رقم بات چیت سے طے ہوتی ہے اور شہر، پراپرٹی اور فریقین کی پوزیشن کے مطابق بدل سکتی ہے۔ یہ رہنمائی پورے ملک کے لیے کوئی قانونی حد بیان نہیں کرتی، کیونکہ صوبائی قواعد اور عام رواج ہر جگہ ایک جیسے نہیں۔ ہر ادائیگی کی دستخط شدہ رسید لیں، اور بینک ٹرانسفر کا ریکارڈ رکھیں۔
۸۔ کرایہ نامہ غور سے پڑھیں
لکھا ہوا کرایہ نامہ (رینٹ ایگریمنٹ یا کرایہ نامہ) وہی سودا درج کرے جو واقعی طے ہوا ہے۔ زبانی کرایہ اب بھی ہوتا ہے؛ کچھ خراب ہونے پر اسے ثابت کرنا مشکل ہوتا ہے۔
تقاضے پورے پاکستان میں ایک جیسے نہیں۔ پنجاب میں پنجاب رینٹڈ پریمائسز ایکٹ ۲۰۰۹ کہتا ہے کہ مالک مکان کرایہ نامہ کے بغیر جگہ نہ دے، اور وہ معاہدہ رینٹ رجسٹرار کے سامنے پیش کرے۔ اسلام آباد میں اسلام آباد رینٹ ریسٹرکشن آرڈیننس ۲۰۰۱، جیسا کہ ۲۰۲۱ میں ترمیم ہوئی، لکھا ہوا کرایہ نامہ دستخط کے تیس دن کے اندر کنٹرولر کے سامنے پیش کرنے کا تقاضا کرتا ہے۔ دیگر صوبوں کے اپنے کرایہ کے قوانین ہیں۔ یہ نہ سمجھیں کہ پنجاب یا اسلام آباد کا قاعدہ وہاں بھی لگے گا جہاں آپ کرایہ پر لے رہے ہیں۔ اگر رسمی تقاضا واضح کرنا ہو تو مقامی طور پر پوچھیں، یا مشورہ لیں۔
عملی طور پر معاہدے میں یہ باتیں صاف ہونی چاہییں:
- مالک مکان اور کرایہ دار کے نام اور شناختی کارڈ (CNIC) کی تفصیل
- پراپرٹی (پتہ اور مختصر تفصیل)
- ماہانہ کرایہ، تاریخ اور ادائیگی کا طریقہ
- سیکیورٹی ڈپازٹ، پیشگی کرایہ یا کوئی اور یکمشت رقم، اگر ہو
- کرایہ کی مدت
- یوٹیلیٹی بل کون بھرتا ہے اور کون سی مرمت کس کی ذمہ داری ہے
- کرایہ کیسے ختم ہو گا، بشمول جو نوٹس دونوں نے طے کیا ہو
پنجاب کے ۲۰۰۹ والے قانون میں، جہاں تک ممکن ہو، کرایہ میں اضافے کی شرح، بینک سے کرایہ آنے پر مالک کا اکاؤنٹ، کرایہ کا مقصد، اور کوئی پگری بھی درج ہے۔ یہ تفصیلات وہاں بھی لکھنا مفید ہیں جہاں دوسرا قانون لاگو ہو۔ اسٹامپ پیپر یا ای سٹامپ عام استعمال ہوتا ہے؛ فیس صوبے اور دستاویز پر منحصر ہے، اس لیے پرانا اعداد و شمار نقل کرنے کے بجائے موجودہ مقامی شرح چیک کریں۔
دستخط سے پہلے ہر شق پڑھیں۔ اگر کوئی بات واضح نہ ہو — خاص طور پر مقررہ مدت، ڈپازٹ سے کٹوتی، یا بڑی مرمت کون بھرتا ہے — تو سادہ الفاظ میں لکھوا لیں۔ اپنا اصل یا مصدقہ کاپی رکھیں۔
۹۔ پراپرٹی کی حالت ریکارڈ کریں
چابیاں لیتے وقت ایک سادہ ریکارڈ بنائیں جو دونوں پاس رہ سکے:
- ہر کمرے کی تصاویر یا مختصر ویڈیو، جہاں ممکن ہو تاریخ نظر آئے
- بجلی، گیس اور پانی کے میٹر ریڈنگ
- اگر گھر فرنشڈ یا نیم فرنشڈ ہو تو شامل اشیاء کی فہرست
- پہلے سے موجود نقصان، گم فٹنگز یا داغوں کا لکھا ہوا نوٹ
اگر مالک مکان اس نوٹ پر دستخط کر دے تو بہتر ہے۔ نہیں تو اپنی تاریخ والی کاپی پھر بھی رکھیں۔ ڈپازٹ کی بات بعد میں ہو تو عام استعمال اور نقصان میں فرق کرنے کا یہی سیدھا طریقہ ہے۔
۱۰۔ منتقل ہونے سے پہلے
- چابیاں، ریموٹ اور جو سوسائٹی رسائی وعدہ کی گئی تھی، وہ مل گئی ہوں۔
- میٹر پڑھ لیے گئے ہوں، اور اگر بل آپ کے نام ہوں گے تو تبدیلی سمجھ لی گئی ہو۔
- دستخط شدہ معاہدہ اور ادا شدہ کرایہ و ڈپازٹ کی رسیدیں پاس ہوں۔
- پانی، بجلی، گیس اور عمارت یا سوسائٹی کے مسائل پر کسے فون کرنا ہے، معلوم ہو۔
- مالک نے جو کام باقی رکھا ہو وہ تاریخ کے ساتھ لکھا ہو۔
کرایہ کی چیک لسٹ
- شہر، علاقہ، قسم (مکان، فلیٹ یا پورشن)، کمرے، اور فرنشڈ یا انفرنشڈ طے کریں۔
- بجٹ میں کرایہ، ڈپازٹ، یوٹیلیٹی، چارجز اور منتقلی شامل کریں۔
- تلاش کریں، پھر جانے سے پہلے تصدیق کریں کہ فہرست اب بھی دستیاب ہے۔
- علاقہ اور پراپرٹی دیکھیں؛ پانی، بجلی، گیس، رساؤ اور پہلے سے نقصان چیک کریں۔
- تصدیق کریں کرایہ پر دینے کا حق کسے ہے؛ صرف اشتہار دیکھ کر بڑی رقم نہ دیں۔
- کرایہ، تاریخ ادائیگی، ڈپازٹ، یوٹیلیٹی اور مرمت لکھ کر طے کریں۔
- کرایہ نامہ پڑھیں؛ کاپی رکھیں۔ جو مقامی رجسٹریشن یا اسٹامپ کا مرحلہ لاگو ہو، وہ تصدیق کریں۔
- حالت کی تصویر، میٹر ریڈنگ اور شامل اشیاء کی فہرست بنائیں۔
- منتقل ہونے سے پہلے چابیاں، رسیدیں اور ہنگامی رابطے لے لیں۔
جب دیکھنا چاہیں تو موجودہ کرایہ کی فہرستیں تلاش کریں۔ اگر کسی اشتہار میں کوئی بات غلط لگے تو پیسے دینے سے پہلے حفاظتی ہدایات پڑھیں۔
